Preventive Maintenance is essential to the proper functioning of heating and cooling equipment. If preventive maintenance is not done regularly, the equipment will likely require extensive and costly repairs at a later date.

Preventive maintenance requires regular yearly inspections, performed at the beginning of the heating season for furnaces, and at the beginning of the cooling season for condensing units. Humidifiers, dehumidifiers, and air cleaning systems require preventive maintenance every 6 months to insure a clean, healthy living environment.

During these inspections proper operation of the equipment is checked. Mechanical equipment of any kind is designed to operate within certain limits. Heating and cooling equipment is no exception, and if not properly maintained, the equipment will exceed its design limitations with the result being equipment failure.

Heating Preventive Maintenance
Clean/adjust burner, belts and fuel pressure
Clean or replace dirty air filters
Check amperage, safety and operating controls, and thermostat calibration
Inspect and clean draft diverter
Inspect, clean and lubricate pumps, motors and bearings as required
